PARIC Corporation - the General Contractor - is requesting bids for the Mansion House Renovation (Mid-Tower), located at 300 North 4th Street, St. Louis, MO 63102.
The project consists of the existing 28-story building, promenade, and 7 level subterranean parking garage. Spaces associated with the building to be renovated include mechanical/utility areas, common areas, amenity areas, promenade, apartments, and rooftop patio/pool.

PARIC will enter into an agreement with Integrate Construction Partners, who will be managing the following scopes. All questions, proposal submissions, and communication regarding these scopes of work shall be directed to Integrate.

Proposals are due on February August 16th, 2024 at 10:00AM on the Bid Form Provided, by email to cpaschen@paric.com.
A Pre-Bid Meeting and walk-through will be held on July 25th, 2024 at 10:00AM at Project Location. Contractors are responsible for their own parking and shall meet outside the front lobby under the canopy.
The project is NOT Tax Exempt.
The anticipated construction start date is fourth quarter, 2024.
Diversity requirements for this project will comply with business and workforce participation as mandated under the St. Louis City Ordinance No. 70767 and 71094 and administered by SLDC.
A Pre-Bid Meeting will be held on July 24th, 2024 at 10:00AM at the jobsite. This will be for MBE/WBE business enterprises only.
Under these Ordinances, it is a requirement to ensure MBE/WBE and workforce participation compliance and maintain good faith effort requirements of both Ordinance 70767 and 71094:
Prime General Contractors shall comply with provisions of Ordinance No. 70767, which require construction project Enterprise Goals:
• 21% for African American-owned business enterprises,
• 2% for Hispanic American-owned business enterprises,
• 0.5% for Asian American-owned business enterprises,
• 0.5% for Native American-owned business enterprises and
• 11% for Women-owned business enterprises.
Prime General Contractors shall comply with provisions of Ordinance No. 71094, which require compliance with: (1) workforce development, diversity and inclusion initiatives including pre-apprenticeship programs, and (2) prevailing wage requirements:
• 25% for Minority
• 20% for Apprentice
• 7% for Women
• 23% for City of St. Louis Residence
